Fully-Managed service
The basics of this service are covered by three main charges:
Letting Fee – £720
Management Fee – 14.4% pcm
Section 13 Rent Reviews – £90
There are a number of other costs which you may need to pay during the lifecycle of a tenancy, such as:
Landlord Sanction Check (£25 per person), Serving of Section 8 Notice (Standard £199, Complex £599), Obtaining an EPC (£90), Gas Safety Certificate (£105), and EICR (£180).

Guaranteed Rent service
If you let your property with us using the Guaranteed Rent service, you do not pay any fees at all. Instead, we pay you an annual agreed rent for your property for 1, 2 or 3 years at a time with a guaranteed rent start date.
We will then make you a written guaranteed rental offer for a 1, 2 and 3-year contract to compare. No hard sell, our aim is simply to provide you with all the professional information to help you make an informed decision as to which service suits your requirements best.
Tenant Find (Let Only) service
The basics of this service are covered by two main charges:
Letting Fee – £850
Section 13 Rent Reviews – £120

Referral Fees
We may introduce appropriate insurance services to you in connection with your rental property if you request that we provide you with an insurance quote on your Landlord Instructions Form or at a later date. If you proceed with a quote provided through us (and there is no obligation on you to do so), Northwood may receive a referral commission up to a maximum of 20% and this would be included in the overall premium e.g. if the premium quoted were £250pa, the referral fee to Northwood would be a maximum of £41.67 within that amount.
Client Money Protection Certificate
Northwood Worcester has Client Money Protection in place with Propertymark’s CMP Protect.
