Ways to prepare your home for sale in Summer

As the days slowly get longer, the nights get shorter and the temperatures get warmer, we are all beginning to enjoy the start of the UK summer. Today, Tuesday 21st June, is officially the UK’s Summer Solstice 2022.

Summer is a great time to sell – gardens are in bloom, buyers are more motivated and the sun is more likely to be shining down on your property. Check out our top tips on preparing your home for viewings this summer.

Curb Appeal

First impressions are key and can really impact a buyer’s decision, so it’s important to make sure the property looks well maintained from the outside, with windows, walls and driveways freshly washed to remove any dirt. For example, a front door can say a lot about the rest of your home for buyers viewing it for the first time, so a lick of paint or a quick wash down can help improve the overall look and feel of the property.

Garden Space

Gardens are usually at some of their most beautiful stages in summer and a well maintained, neat garden goes a long way in setting the scene for the potential buyer. Cut the grass, remove weeds, trim the hedges and cut back any trees that may be blocking natural light. If available, dig out the garden furniture and let them imagine themselves entertaining in the garden. Fill some planters with bright, colourful flowers and leave out bird seed to attract wildlife.

De-clutter

Buyers like to visualise themselves living within the property and so it is important to remove any unnecessary clutter. De-personalise the property and when in doubt stick to neutral tones throughout to provide a blank canvas for individual ideas.

Consider staging

That said, adding a pop of summer colour with accessories like cushions, flowers and bedspreads can bring a property to life and set it apart in the buyer’s mind. Light summer scented candles and place seasonal sentiments around the property to encourage the holiday theme. Here at Northwood Aberdeen and Aberdeenshire we offer a property staging service and hold a wide variety of furnishings to bring your property to life.

Inside-out

During the summer your indoor-outdoor space is a unique sales tool. It should be easy for prospective buyers to visualise themselves entertaining friends, or having a cold drink after work.

Highlight features from the patio to the indoor dining area by improving their design and ensuring they’re comfortable for entertaining. Open the patio/bi-fold doors and let the interior and exterior flow as one.

Summer photos

Everything seems better in summer, right? Update tired property photos taken in duller months with brighter reels. They might just attract some fresh eyes that would have previously scrolled on past.
