New guidance: repairing standard

Are you a landlord letting your property? Do you know about the Repairing Standard guidance which came into effect from 1st March 2023 We’ve summarised the key points below, highlighting the landlord’s responsibilities to ensure their property meets the updated standards.

All private rented properties will be required to have:

• Fixed heating system – installed and in proper working order
• A kitchen with adequate space and facilities to prepare and store food
• All common areas are safe to use and properly maintained
• Common doors that are secure and fitted with satisfactory locks (note: locks must allow users to open from the inside without a key)
• A circuit breaker device that reduces the risk of electrocution and fire
• Existing requirements for safe gas and electrical systems will be extended to other types of fuel
• Reparation work must be taken out in a private rental flat in a tenement, regardless of whether the majority of owners in the building consent (ie, a roof leak)

The guidance also covers the actions that landlords must already take to prevent damp and mould.
