If you are renting your property to us on the Guaranteed Rent Service, we will not charge you any fees at all.
Charges will apply for our other services, please see the table below for details of these.
When you first instruct us on either of these schemes you will have to pay a Set Up Fee. This fee covers all the cost of advertising, finding a tenant, compiling the inventory and drawing up agreements etc. The Set Up Fee is payable each time you instruct us to find a new tenant for your property.
A fee for protecting the tenant’s deposit may be charged separately to cover our costs.
We charge a monthly commission for the ongoing management of your property, which will depend on the level of service you require.
If you are happy to renew the tenancy we may charge you a Renewal Fee, payable prior to the tenant signing a new agreement.
If you simply want us to find a tenant for your property, we will charge you a one off fee. This fee covers all the cost of advertising, finding a tenant, compiling the inventory and drawing up agreements etc.

Marketing Only Service | Marketing Only Service – £600. This fee is payable before any work commences and is payable each time the property is marketed to let. The fee includes Property photos and marketing on the Rightmove property portal and the Northwood website. |
Our Let Only Service | Let Only Service – £875. This fee is payable at the start of the tenancy and is payable for each letting where the tenant is introduced through the Agent and will be deducted by the Agent from the rent received. This fee includes Property Marketing, Tenancy Agreements, Referencing of up to two tenants, Serving of Prescribed Information, Tenant Right to Rent Checks, In Office Check In of Tenants, Tenant Ready Property Compliance Check. Our Letting and Rent Collection Service | Rent Collection Only Fee – 9.6%, deducted monthly by the Agent from the rent due and includes: Collection of the Rent Due & Arrears Management. *If the monthly rent is £800 you will pay a monthly rent collection fee of £76.80. Tenant Marketing Fee, £600 – This marketing fee is payable for the first tenancy and then each time a new tenant needs to be found thereafter and includes: Photos, Floorplan, Property Description, Key Facts, Rightmove & Northwood Website Marketing & Tenant Ready Compliance Check. If Northwood are instructed to market the property to let and the Landlord withdraws the property from the market before a tenant is found a fee of £400 will be payable by the Landlord to Northwood. |
Our Full Tenancy Management Service | Full Tenancy Management Fee – 12%, deducted by the Agent from the rent due and includes the management of: Collection of the Rent Due, Arrears Management, Minor Maintenance Management, Changes in Legislation, Tenant Communication. * If the monthly rent is £800 you will pay a monthly full tenancy management fee of £96.00 Tenant Marketing Fee, £600 – This marketing fee is payable for the first tenancy and then each time a new tenant needs to be found thereafter and includes: Photos, Floorplan, Property Description, Key Facts, Rightmove & Northwood Website Marketing & Tenant Ready Compliance Check. Our VIP Full Tenancy Management Service | VIP Full Tenancy Management Fee – 25%, deducted monthly by the agent from the rent due. This fee includes: Marketing, Tenant and Guarantor Referencing, Tenancy Agreements, Tenant Right to Rent Checks, Deposit Protection, Serving of Prescribed Information, Property Schedule of Condition, Collecting the Rent Due and Forwarding onto the Landlord by BACS, Rent Arrears Management, Compliance Management, Annual Tax Return Statement, Landlord Rent Guarantee and Legal Insurance.
