5 Ways to improve your rental propertyWhen it comes to renting out your property, whether that is a property you have purchased for that very purpose or a property you have been living in yourself, you will understandably want to get the very best return possible. What can be tricky here, is knowing where it’s best to spend money to make sure you get the best return for as long as possible.

The first thing to remember, is to think of the property as just a house, not your home. You’re not going to be living there, so take the emotion out of your choices. We’ve put together 5 ways that will ensure the inside of your property looks great, without breaking the bank.

Repaint

Relatively inexpensive, a fresh coat of paint in a neutral colour will give any room a fresh and clean look. Keep the colour neutral so that prospective tenants will be able to visualise their own belongings in the property.

Floors

A dirty floor makes property look grubby and uncared for. If the carpets are in fairly good shape, consider having them professionally cleaned. If they are not in great shape, however, replacing them with a laminate flooring is a cost effective yet long lasting solution that also looks great.

Fixtures and Fittings

Taps and handles can really let down the bathroom and kitchen in a property. It really is worth spending a little extra here as buying cheap will turn out to be a false economy. This needn’t turn into an expensive total refit though, you can even get a kit to re-vamp your tired bathroom suite!

Countertops

The kitchen really can make all the difference to renting your property, and cheap countertops do not wear very well. Spending a few extra pounds now will save money in the long run, and will keep your kitchen looking like the heart of the home.

Outside

Don’t forget about the outside. If there are overgrown weeds, rubbish and bin bags outside the property, it won’t matter how lovely it is on the inside. There’s no need to get a landscape gardener in though, just make sure outside is clear, neat and tidy.

One last small tip, is to pop a few pieces of furniture in the property, it’s hard to visualise stark empty rooms as a home, but with a couple of well place bits of furniture, you can give the property a bit of warmth and personality.
