Unconditional Auctions

Also known as the traditional auction method. Contracts are exchanged immediately following the fall of the gavel, the purchaser is legally bound to buy, and the vendor is legally bound to sell the Property/Lot. The auction conditions require a full legal completion 28 days following the auction (unless otherwise stated). A deposit and a buyer’s premium are payable immediately.

Conditional Auctions

Conditional auctions are considered to be a more flexible auction method. Upon the fall of the hammer, the auction conditions require exchange of contracts within 28 days (unless otherwise stated) followed by completion within 28 days of exchange. The purchaser shall pay a non-refundable buyer’s premium. The buyer’s premium applicable to the property will be noted on the property listing.

Online Auctions

Our online auctions give you total flexibility over the sale of your property. You can choose a conditional or unconditional sale, giving you the same benefits of selling in a room auction but allowing you to set a timescale to suit your circumstances. Interested parties can place bids from wherever is convenient for them, and competitive bidding against each other will achieve the best price possible at the end of the sale.

Buying by auction is an increasingly popular way to secure a property. It is no longer just for experienced investors looking for their next project, there are thousands of people every year taking advantage of the benefits auctions have to offer.

Speed – all our auction properties are offered with a fixed timescale to exchange and complete, meaning you know your moving date from the outset

Mortgage – buying via conditional auction offers a longer exchange and completion date than the more traditional unconditional auction route. If this is the case, we strongly recommend that you arrange for an independent survey to be carried out to ensure the Bank/Building Society will lend against the property
