Tenant Find Services
Advertising Only £ 125 + vat (£150 inc vat)
A basic ‘advertising only’ package including a ‘To Let’ board where appropriate and advertising on all major property portals, Northwood website and company FaceBook page. All enquiries sent to the Landlord to arrange contact and progress. This is an upfront cost.
Tenant Find Lite £250 + vat (£300 inc vat)
A basic tenant find service where the property is marketed across all property portals and websites, applications reviewed, viewings conducted and referencing checks completed (inc previous landlord, employment, adverse credit and right to rent checks). Suitable candidates will be put forward to the Landlord for their own selection. The Landlord will need to carry out their own inventory and prepare all necessary legal documents, certificates and agreements for the tenancy including security deposit registration.
Comprehensive Tenant Find £450 + vat (£540 inc vat)
The marketing of a property to include advertising, board erection, accompanied viewings and tenant referencing including credit checks, landlord references, employment references, right to rent checks, permitted occupier checks, responsible person checks and any necessary checks required for Guarantors. Preparation of all necessary legal documentation and agreements including advice regarding legislation etc. Inventory preparation and bond registration included.
Monthly Management Services
Rent Collection Lite
This includes all of the services as listed above in the comprehensive tenant find package, including advertising, viewings, all checks, document preparation, inventory and bond registration. This is payable each time a new tenant moves into the property and is deducted from the first month’s rent.
Rent collected and paid to you by BACS, rent chasing and payment plan co-ordination where necessary.
The Tenant has your name and contact details and communicates directly with your regarding maintenance. An outgoing management fee will be charged at the end of the tenancy, please see post tenancy fees.

This is payable each time a new tenant moves into the property and is deducted from the first month’s rent.

Fully Managed

This is payable each time a new tenant moves into the property and is deducted from the first month’s rent.

This involves a full maintenance service where the Tenant contacts us in all instances and we co-ordinate on your behalf. Includes regular periodic inspections of the property. This service includes outgoing management fees of checkout report and bond negotiation.
Guaranteed Rent
Our unique Guaranteed Rent Service does not operate on traditional percentage charges. Each agreement is property specific and determined at the outset for a minimum of 12 months. There are no monthly fees, VAT or commission charges
Ad-Hoc Fees
Some of the below fees will be included in certain packages, please check individual contract for details.
Pre-Tenancy
This fee is to be charged for taking over the management from another letting agent or private landlord and will include a new tenancy agreement, property visit and compliance check
During Tenancy
In the unfortunate event where we might need to represent you in court – for example at the specific request of the landlord, or to resolve a neighbour dispute a fee is charged
If more than 2 contractor quotes are required by the landlord for works, this fee is charged per additional quote required.
We DO NOT charge for organising contractors and access arrangements necessary for completing a gas safety certificate, however if a Landlord wish to instruct their own contractor to do this they need to provide Northwood with the passed certificate no later than 7 days prior to expiring. Failure to do so will result in Northwood carrying out their own gas safety to comply with legal requirements and a charge of £90 being incurred by the Landlord.
We DO NOT charge for organising contractors and access arrangements necessary for completing an annual Legionnaires check, however if a Landlord wish to instruct their own contractor to do this they need to provide Northwood with the passed certificate no later than 7 days prior to expiring. Failure to do so will result in Northwood carrying out their own annual Legionnaires check to comply with legal requirements and a charge of £75 being incurred by the Landlord.
Fixed Electrical Wiring test is compulsory on all rental properties every 5 years. If a Landlord wishes to instruct their own contractor to do this they need to provide Northwood with the passed certificate no later than 7 days prior to expiring. Failure to do so will result in Northwood carrying out their own EICR to comply with legal requirements and a charge of £150 being incurred by the Landlord. Remedial works following a failed EICR will be quoted for on a case by case basis.
Statutory requirement for an EPC certificate with rating E or above (unless exempt). This is required before a tenancy can commence and a certificate is valid for 10 years
Applicable for furnished properties and available on request.
When a landlord terminates an agreement and the tenant remains in the property. The fee includes notifying the relevant utility providers, serving a Section 3/48 notice and advising the tenant of their security deposit status.
Post Tenancy
If any proposed deductions in the security deposit are disputed by the tenant, or the tenant is non-responsive (in which case further action is required) we will charge a fee which covers compiling the relevant documentation and solicitor statutory declaration to support the landlord’s position.
