Guaranteed Rent

Our unique Guaranteed Rent Service does not operate on traditional percentage charges. Each agreement is property specific and determined at the outset for a minimum of 12 months. There are no monthly fees, VAT or commission charges

During Tenancy

  • Video link Inspection (recorded via zoom and digitally delivered)- £60 + vat (£72 inc vat)
  • Tenancy Renewals with Rent Review or Amendments- £50 + vat (£60 inc vat)
  • Serving of Tenant Notices (e.g Section 3, 13,47 or 48)- £35 + vat (£42 inc vat)

  • Boiler Service- £90 + vat (£108 inc vat)
  • Gas Safety Certificate + Boiler Service- £150 + vat (£180 inc vat)
  • Legionnaires Risk Assessment- £50 + vat (£60 inc vat)
  • Fixed Electrical Wiring Test (EICR)- £175 + vat (£210 inc vat)
  • Energy Performance Certificate (EPC)- £100 + vat (£120 inc vat)
  • PAT Testing (Portable Appliance Testing)- POA
  • Smoke / CO Alarms 1 = £50 2 = £75 3 = £100
  • Providing access to the property for landlords specified contractors – £40 + vat (£48 inc vat) per hour
  • Selling to a sitting tenant or a third party introduced by Northwood- 1% + vat (1.2% inc vat) or £1500+ vat Whichever is lower.
  • Property Checkout Report 1 or 2 bed – £100 + vat (£120 inc vat)
  • Property Checkout Report 3 or 4 bed- £120 + vat (£144 inc vat)
  • Property Checkout Report 5 bed + £150 + vat (£180 inc vat)
  • Dispute resolution and single claims- £75 + vat (£90 inc vat)
