If you let property in St Albans, November 2026 is a useful time to check your Making Tax Digital start date. The threshold concerns qualifying gross property and self-employment income, rather than salary, rental profit or the value of your portfolio.
From 6 April 2027, MTD for Income Tax applies to individuals whose combined qualifying income exceeded £30,000 in 2025/26, unless exempt. Some landlords already entered in April 2026. The relevant tax year and your individual circumstances determine the start date, not an AL1, AL2, AL3 or AL4 address.
The good news? With the right preparation – and the right letting agent – this is entirely manageable. Here is everything you need to know.
What is Making Tax Digital for income tax?
Making Tax Digital changes how in-scope individuals keep business and property records and report them to HMRC. They use compatible software for digital records and quarterly summaries, followed by an annual tax return. It does not replace the annual return with four full tax returns or require live reporting of every transaction.
Quarterly updates summarise income and expenses from the digital records. The annual return brings the year’s information together with the necessary adjustments and other income. An accountant can explain the process for your circumstances, including what records you need to retain and who will submit each update.
The three MTD phases: where do you stand?
HMRC is rolling out MTD for income tax in phases, and knowing which phase applies to you is the first step.
Phase 1 – April 2026: income over £50,000
Unless exempt, individuals whose combined qualifying gross property and self-employment income exceeded £50,000 in 2024/25 should have started MTD on 6 April 2026. In November, anyone still unsure of that obligation should check HMRC’s position promptly rather than assume they can wait until April 2027.
Phase 2 – April 2027: income over £30,000
From 6 April 2027, the threshold is more than £30,000 of qualifying income in 2025/26, unless exempt. It applies to an individual’s combined gross property and self-employment receipts before allowable expenses. Property count and a local average rent cannot establish the obligation, particularly where ownership and income are shared.
Phase 3 – April 2028: income over £20,000
From 6 April 2028, the relevant threshold is qualifying income over £20,000 in 2026/27, unless exempt. If you fall below the earlier thresholds, review that later year’s figures rather than assume you will remain outside the system.
Why St Albans landlords need to act now
Landlords across Fleetville, Marshalswick, the city centre and surrounding communities should check their own tax records. Local rents may influence a portfolio’s receipts, but neither a neighbourhood label nor a claim about market demand decides whether an individual is within MTD.
For illustration, a solely owned home receiving £1,900 a month throughout a year generates £22,800 in gross rent. Other property receipts and self-employment turnover may take that person over a threshold. This is an example, not a St Albans market rent; use actual income and the relevant tax year to check your position.
Missing a reporting requirement can have consequences, but penalty treatment depends on the obligation, period and HMRC rules. Ask your tax adviser about the requirements that apply to your start date instead of assuming that every late update immediately produces the same fine.
Busting the myth: ‘it is just more admin.’
This is the most common misconception – and it is worth addressing head-on.
MTD changes record-keeping and reporting; it does not itself set a new rental tax rate. The time needed for updates will depend on your records, software and circumstances. Organising the information early can make the process easier, but there is no universal promise that each update will take only minutes.
Choose software recognised by HMRC for MTD for Income Tax and suitable for your records. Options and functions vary, including bridging software for some spreadsheet users. Discuss cost, property-income support and access for your accountant before moving data or committing to a subscription.
That is where the nature of your rental income matters enormously.
How Guaranteed Rent makes MTD compliance simpler
An agreed monthly payment can make rental reconciliation more predictable. It does not change whether you are within MTD or remove the requirement to keep records of income and relevant expenses.
Under Northwood St Albans’ Guaranteed Rent model, Northwood rents your property and pays an agreed amount, subject to contract terms and property condition. Covered voids and sub-tenant non-payment are handled within that agreement. Confirm the payment, start date, exclusions and statements available before deciding whether it suits you.
Self-managed landlords can also keep accurate digital records. Whichever letting model you choose, the important task is reconciling receipts and expenses correctly and preserving the information needed for your return. Predictable payments may help with budgeting, but they do not make tax compliance automatic.
A guaranteed rent statement is one part of the record, not the complete tax return. Repairs, finance costs and other receipts or expenses may still need attention, and your accountant should confirm how the arrangement is reported.
Northwood can discuss the management and statements included in its service. You and any appointed tax adviser remain responsible for the correct tax treatment, software and submissions, with deadlines planned separately from the letting contract.
Your action plan before April 2027
Step 1: check if you are in scope.
Check combined gross property and self-employment income for 2025/26 to assess an April 2027 start, allowing for exemptions. Use your individual share where relevant, and review HMRC’s qualifying-income rules rather than adding salary or relying on the current year’s expected rental profit.
Step 2: choose your MTD-compatible software.
HMRC publishes recognised software options. Speak to your accountant about a platform that supports your property income and the records you use. Allow time to set it up, agree on access and practise the reporting process before your required start date.
Step 3: get your records in order.
Organise receipts, property statements and allowable-expense records now. For an April 2027 start, agree on how digital records will be maintained from that date, and keep the preceding year’s self-assessment work on its own timetable.
Step 4: speak to a professional.
MTD intersects with broader tax planning – allowable expenses, mortgage interest relief under Section 24, and how income from multiple properties is treated. A qualified accountant who understands the St Albans rental market is an invaluable asset here.
Step 5: consider your letting model.
Compare the management support and records available under each service. Guaranteed rent may improve payment predictability, but its agreed amount is normally below open-market rent. It should be chosen on the overall financial and practical terms, rather than as a substitute for tax preparation.
The bottom line for St Albans landlords
MTD is already operating for the first in-scope group and expands in April 2027. In November 2026, establish whether that date applies to you, confirm any exemption and agree on a workable record-keeping process well before your first required update.
Organised records and appropriate professional support make preparation easier. Northwood St Albans can explain its letting statements and management services, while your accountant or tax adviser can address the MTD reporting requirements.
