What the Renters’ Rights Act Means for Newcastle Landlords This Autumn

Newcastle rents rose 9.3% in the year to August 2026 to £1,215 a month on average, according to the ONS. That’s good news. But five months into the Renters’ Rights Act, the way you review rent, re-let and protect your income has changed.

Here’s what Newcastle landlords need to know, straight and simple.

Rent reviews: one way only

  • Use a Section 13 notice.
  • No more than once a year.
  • At least two months’ notice.

Your tenant can challenge the increase at the tribunal. Strong citywide growth doesn’t guarantee your figure, so base it on real comparables for your street, whether that’s a flat in Jesmond or a family house in Denton Burn or Fenham.

Re-letting: new rules

  • One fixed advertised rent, with no bidding.
  • No more than one month’s rent in advance.
  • No blanket bans on pets, children or tenants receiving benefits.
  • Pet requests answered within 28 days.

Possession: evidence is everything.

Section 21 has gone. Regaining possession now means proving a specific ground, such as rent arrears. That takes time, and every week without rent costs you.

Your Northeast register dates

The register for your rental property service opens on 15 December 2026. Newcastle is in the Northeast:

  • Registration opens on 15 June 2027
  • The deadline is 14 September 2027
  • The fee is £65 per property, per year.

Where Guaranteed Rent fits

Under Northwood’s Guaranteed Rent service, you receive an agreed fixed rent each month, even if the property is empty or the tenant doesn’t pay, subject to the service terms. That means no arrears to chase and no voids to absorb, while our local team handles the day-to-day.
