Scottish Private Rental Sector Report: Citylets Q2 2026

The latest report from Citylets, an analysis of the Scottish Private Rental Sector’s performance in the second quarter of 2026, concludes that after several turbulent years, Scotland’s private rented sector has entered a more settled phase, with rental prices showing little movement across many of the country’s major markets.

Following significant rent increases in recent years, the current period of stability reflects a better balance between tenant demand and available supply.

With local authorities due to make their first market assessments by May 2027, this period of relatively subdued rental growth could prove significant. For now, the wider market conditions suggest that rents are unlikely to return to the sharp upward trajectory seen earlier in the decade, with a more measured pattern expected to continue in the quarters ahead.

Northwood Inverurie Branch Manager Juliet Livingstone said that the lettings market across the North-east had remained stable throughout Q2 2026, with indicators pointing toward sustained confidence and steady demand, as well as moderate growth in rental values.

“Aberdeenshire continues to be one of the strongest-performing areas in the region. Properties are letting quickly, with the average time to secure a tenant now under 30 days. Family homes remain particularly competitive – three and four-bedroom properties are attracting multiple enquiries within days of listing,” said Juliet.

“Energy efficiency is now a prominent consideration, with many increasingly conscious of running costs and environmental impact. There has also been a marked rise in enquiries for rural homes. Tenants relocating for new employment opportunities are seeking properties offering outdoor space.”
