Aberdeen’s flat market is showing encouraging signs, with renewed activity among buyers and a particularly strong level of interest from first-time buyers and investors.

Laura Mearns, owner and director of Northwood North East, highlighted the changing dynamics of the market, with affordability continuing to make flats an attractive option for those looking to get onto the property ladder.

“There has been a surge in the number of investors looking to buy flats at a reduced price, particularly where they can see the potential for strong rental yields,” said Laura.

“At the same time, we are seeing more parents of students buying property rather than committing to several years of rental payments, as well as increasing interest from first-time buyers who see flats as a more accessible route onto the property ladder.

“Average prices are currently between £94,000 and £118,000 for flats and maisonettes in Aberdeen city, which makes them considerably more accessible than many other types of property. In Aberdeenshire, the average price for flats and maisonettes is approximately £100,000 to £110,000.”

Laura also emphasised the importance of realistic pricing and good presentation, which remain key to achieving a successful sale. Properties that are well presented, competitively priced and supported by a strong Home Report are more likely to attract interest and achieve a good result.
