TENANT/CONTRACT HOLDER FEE GUIDE
Before the Assured Periodic Tenancy (APT), starts (payable to Northwood (Hereford) Ltd “the Agent”).
Equivalent to one week’s rent (annual rent divided by 52). This will be withheld if any relevant person (including any guarantor(s)) withdraws from the Assured Periodic Tenancy (APT), fails a Right-to-Rent check, provides materially significant or false or misleading information, or fails to sign their Assured Periodic Tenancy (APT), and if relevant a guarantor agreement, within 15 calendar days (or other Deadline for APT as mutually agreed in writing).
Deposit:
Payable before the start of the Assured Periodic Tenancy (APT) and held under a Government approved scheme for the duration of the APT it will be repaid in full provided all tenancy obligations have been fulfilled. The deposit will be subject to a maximum of five weeks’ rent for properties in England, and six weeks’ rent for a property in Wales.
Payable to the Agent:
Payment of Interest at 3% above the Bank of England Base Rate for late payment of rent from the due date until paid. (Not charged until the rent is more than 14 days overdue), for properties in England.
Payments in Default – payment for a breach of the Assured Periodic Tenancy (APT), as prescribed in the APT – These may include reasonable costs or losses incurred for loss of keys, security devices, missed appointments, wilful or negligent damage to property, emergency call out fees caused by Tenant’s actions or early termination.
During the duration of the Assured Periodic Tenancy (APT), if permitted and applicable
Utilities – gas, electricity, water and sewerage
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments
Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include:
Lost keys – The actual cost of replacing lost keys or other security device. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys will be charged to the tenant.
Variation of an Assured Periodic Tenancy (APT), at the Tenant’s request – To cover the costs of taking landlord’s instructions and execution of new contract capped at £50.00 inc VAT or reasonable costs if higher.
Adding or removing a Tenant at the Tenant’s request, with the Landlords approval – To cover the costs of taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration and execution of new Assured Periodic Tenancy (APT), capped at £50 inc VAT (per replacement tenant or any reasonable costs incurred if higher).
During the Tenancy if permitted and applicable.
- Utilities – gas, electricity, water and sewerage
- Communications – telephone and broadband.
- Installation of cable/satellite.
- Subscription to cable/satellite supplier.
- Television licence.
- Council Tax.
Lost Keys or other Security Devices
Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord & any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (Inc VAT), if appropriate, for the time taken replacing any lost keys or security devices.
Variation of Assured Periodic Tenancy (APT), (At Tenant’s Request and if agreed by Landlord).
£50 (inc VAT) to cover agent’s costs in contacting landlord, taking landlord instructions & preparations of new Assured Periodic Tenancy (APT), (if required) & system adjustments.
Change of Sharer (At Tenant’s Request and if agreed by Landlord)
£50 (inc VAT) per replacement tenancy or any reasonable costs incurred if higher:
To cover the costs associated with amending the Assured Periodic Tenancy (APT), to reflect the change.
Other permitted payments.
Any other permitted payments not included above, for breaches of contract or under the relevant legislation including contractual damages.
Please note: Should you report a maintenance issue with the property and a contractor is called out and their investigations find that the fault has been caused by the tenant/s or an associate of the tenant/s, or alternatively no fault exists, any cost for this call out will be the responsibility of the tenant/s. Northwood reserve the right to deduct any unpaid monies from the deposit.
