All our fees are shown inclusive of VAT where applicable.
Guaranteed Rent
If you are renting your property to us on the Guaranteed Rent Service, we will not charge you any fees at all.Charges will apply for our other services, please see the table below for details of these.
Set Up Fee for Fully Managed and Rent Collection
When you first instruct us on either of these schemes you will have to pay a Set Up Fee. This fee covers all the cost of advertising, finding a tenant and drawing up agreements etc. The Set Up Fee is payable each time you instruct us to find a new tenant for your property.A fee for protecting the tenant’s deposit may be charged separately to cover our costs.
Commission for Fully Managed and Rent Collection
We charge a monthly commission for the ongoing management of your property, which will depend on the level of service you require.
Section 13/Rent Review Fee for Fully Managed and Rent Collection
If you wish to review the rent, we can liaise with the tenant on your behalf and issue a Section 13 Notice for which we charge £150 inc. VAT
Let Only Charges
If you simply want us to find a tenant for your property, we will charge you a one off fee. This fee covers all the cost of advertising and finding a tenant.A Set Up Fee is also payable each time you instruct us to find a new tenant.
Section 13/ Rent Review Fee for Let Only
If you wish to review the rent, we can liaise with the tenant on your behalf and issue a Section 13 Notice for which we charge a Rent Review Fee.

Other Fees
Administration Fee (For new tenants) £300 inc.VAT
Referencing per tenant/guarantor £100 inc.VAT
Cancellation Charge £300 inc.VAT (if you withdraw from a proposed tenancy after we receive a holding deposit)
£50 administration fee inc.VAT will be added to the invoice for any certificates required by law, professional cleaning, inventories, landlord warranties, furniture and appliance orders and all maintenance work carried out using our preferred suppliers
£40 inc.VAT for 6 monthly inspections with report (for fully managed and rent collection service only)
Legionella Risk Assessment £80 inc. VAT
Any percentage fees shown are calculated based on the monthly rent
