Home Staging Service
People buy as much into the ‘lifestyle’ of a property and its location, as they do the bricks and mortar. We set the scene so people can picture themselves perhaps sitting in the garden on a Sunday morning taking a break from gardening duties or enjoying entertaining with family and friends. Making a few tweaks to a room layout can make a dramatic difference to the welcoming feel of a room.
Simply moving a bed and removing a few pieces of furniture might be all it takes. For more dramatic changes, we can assist with tailored packages which combine aesthetic fixes, furniture, and accessories to maximise the use of space, lighting and a property’s unique characteristics. No matter what is needed we can provide advice and guidance to ensure your home reaches its optimum value.
Northwood Worcester are delighted to be able to offer the following home staging services for sales and lettings properties.
There are two options:
- Home Staging – for an unfurnished property (for sale or for rentals) that needs to demonstrate a lived in home, which is more likely for buyers to see themselves living there.
- Property Styling – for a furnished rental property that just needs to be given a nicer look for photos
Home Staging - Unoccupied Unfurnished Property for Rental or Sales
Available for landlords, home owners and developers. Whole property staging is used to create a desirable atmosphere for buyers/renters. This service is a full furniture and accessories rental service and helps buyers/renters emotionally connect with the property and see it as a home. With this service, every room is showcased and furnished according to the floorplan to maximise online presence, generate viewings and ultimately to gain the offer quickly and for a high market value.
Costs
- 1 Bedroom property: £1,800 + VAT
- 2 Bedroom property: £2,100 + VAT
- 3 Bedroom property: £2,500 +VAT
- 4 Bedroom property: £3,000 + VAT
- 5 Bedroom property: £3,500 + VAT
Pricing includes Living Space, Kitchen/Diner, Bathroom, Ensuites, WC, Utility (and bedrooms). Minimum 6 weeks furniture rental, delivery, installation, staging, removal of waste, removal at the end of the contract.
- Additional rooms £400 + VAT (Study, snug etc)
Property Styling - Unoccupied Furnished Property - Rental
This service is ideal for Landlords to help market their property making it as attractive to renters and thus maximise rental value opportunities.
This service includes property layout (ie. rejigging furniture to improve layout and flow) and an accessories pack, such as mirrors, pieces of artwork and making/dressing the beds to make the property look more welcoming.
The finished “look” will be then be photographed for listing details and then everything removed.
Costs
- This service is £250 (inc vat).
- There is the option to rent the pieces for viewings (and until the property is rented) at £60 per week (inc vat).
Home Seller Consultation - Occupied Homes - Sales
This service is designed to guide home owners through the pre-listing process and give them specific advice on how to present their property ready for market. More comprehensive than our advice offered as part of the listing process, we work through each room giving detailed and specific feedback about what they need to do to help a buyer see the property as their own. Styling and layout tips to aid the best photography and a report / ” to do” list so they can undertake the improvements. We can also help provide details of trusted trades to help do the work.
Costs
This service is £250 inc vat.
Virtual Staging
We can provide virtual staging for anyone who wants to improve their online marketing presence on the property portals (but not for anyone visiting the property). It enables buyers and renters to see what “could be” virtually and they can translate the images online into the property when they view in person. Virtual staging has the ability to drive traffic to the listing, increase interest and viewings.
A 3D virtual tour of your property is created and populated with furniture, lighting and even add elements of wall and floor decor.
The process is in two parts:
- Virtual Tour:Capture of the property is £275.00 + VAT (for up to a two bed home),
- £50.00 + VAT per additional room.
- 6 months hosting is included, (£30 per 6 months thereafter).
- Virtual Staging: Once the capture is complete we then stage the rooms. Virtual staging basics (kitchen/diner, living space, main bedroom) is £350 + VAT
- additional rooms, if desired, are £100 + VAT
