Guaranteed Rent

Our Guaranteed Rent service is loved by many of our landlords for the certainty, security and hassle-free approach. Our Guaranteed Rent service offers landlords the benefit of a guaranteed fixed income on their property, regardless of whether or not it is let, or the tenant stops paying. It’s the perfect ‘let and forget’ solution for busy landlords, both hassle and risk-free. It’s an ideal solution for people who want to let their property, with an assured income, and the management taken care of by the professionals.
We offer you a 12-month contract and manage every aspect of the tenancy for you. There are no fees, commissions on hidden extras to pay. The key difference between guaranteed rent and a more traditional property service is that it’s a contractual agreement between us and you (the Landlord) in which we effectively become your tenant.
We pay your rent on the same day each month giving you the peace of mind when working out budgets and cash flows for the payment of bills. There is no uncertainty, as we are your professional Tenant and Agent. Bringing landlords a “let and forget” service.


Fully Managed Service

The Fully Managed Service is suitable for landlords who have limited time to manage their property. We look after every aspect of the tenancy just as we would with the Guaranteed Rent service, but the key difference is that we do not provide guaranteed rental payments. We charge a set-up fee for finding the tenant, assisting you with property preparations, viewing, referencing and drawing up the necessary agreements. We then charge a monthly commission for managing all tenant enquiries, undertaking routine inspections, undertaking regular maintenance and collecting rent.


Tenant Find Service

Do you want us to find you tenants, provide an inventory and contracts and you’ll take it from there? This is the service for experienced landlords who have the time to deal with tenant queries, maintenance issues and invest in their education in regards to legislation. I’d expect anyone picking this service to know the regulations around EICR’s, be up to date with MEES and recent amendments to the Landlord and Tenant Act.
