Information regarding landlord fees in North West London

Guaranteed Rent

If the property rented is through the Guaranteed Rent Service, we will not charge any fees.

Charges will apply for our other services, please below for details of these.

Monthly Fees

• Introduction Service: 9.6% (8% + VAT) of the gross rent payable throughout the initial term
• Rent Demand Service: 12% (10%+ VAT) of the gross rent payable throughout the initial term
• Full Management Service: 18% (15%+VAT) of the gross rent payable throughout the initial term
• Managed-Only Service: 12% (10% + VAT) of the gross rent payable throughout the initial term

Pre-Tenancy Services

• Tenant Referencing Fee: £66 (£55 + VAT) per tenant/guarantor
• Tenancy Agreement Fee: £144 (£120+ VAT) per tenancy
• Renewal of Tenancy Fee: £120.00 (£100.00 + VAT) per extended term (The Renewal Tenancy Fee will cover the preparation and issuing of our standard Tenancy Agreement).
• Deposit Membership Fee: £54.00 (£45 + VAT) per tenancy term
• Alterations, updates, or additions to the Tenancy Agreement: £48.00 (£40.00 + VAT)
• Withdrawal from the pre-agreed offer: £360 (£300 + VAT)

Accounting and Property Management

• Changes to agreement mid tenancy: £120.00 (£100.00 + VAT).
• Same day Telegraphic Transfer (TT): £30.00 (£25.00 + VAT)
• Same day Telegraphic Transfer to accounts outside of the UK: £54.00 (£45.00 + VAT)
• Retention of tax administration fee: £60.00 (£50.00 + VAT)
• Deposit disputes for non-AST: £600 (£500 + VAT), or 12% of the deposit (10% + VAT)
• Monthly Unoccupied Management Fee: £78.00 (£65.00 + VAT)
• Managed-Only account setup fee: £360 (£300.00 + VAT)
• Attending court or arbitration hearings: £120.00 (£100.00 + VAT) per hour
• Arranging bespoke furnishing and arranging refurbishment services: 12% (10% + VAT) of total works
