Guaranteed Rent
Our unique Guaranteed Rent Service does not operate on traditional percentage charges.
Each agreement is property specific and determined at the outset for a minimum of 12 months.
There are no monthly fees, VAT, or commission charges.

Smoke and CO Alarms
- Supplied and fitted: 1 = £50, 2 = £75, 3 = £100
- Fitting only: 1 = £25, 2 = £35, 3 = £50
Additional Services
- Providing Access for Landlord Contractors: £40 + VAT (£48 inc VAT) per hour
- Selling to a Sitting Tenant or Third Party: 1% + VAT (1.2% inc VAT) or £1500 + VAT introduced by Northwood, whichever is lower
- Property Checkout Report (1–2 bed): £100 + VAT (£120 inc VAT)
- Property Checkout Report (3–4 bed): £120 + VAT (£144 inc VAT)
- Property Checkout Report (5 bed+): £150 + VAT (£180 inc VAT)
- Security Deposit Deductions Single Claim: £30 + VAT (£36 inc VAT)
- Security Deposit Dispute Evidence Submission: £75 + VAT (£90 inc VAT)
For tenant find and rent collection services, the landlord remains responsible for providing evidence of deductions. The agent will not be held responsible for DPS or TDS adjudication outcomes.
Any service not included within our standard terms of business will be charged at a professional hourly rate of £60 + VAT (£72 inc VAT), recorded in minimum 15-minute increments.
