Tenant Fee Guide
Before the tenancy starts (payable to Northwood (Sandbach) Limited, “the Agent”)
Holding Deposit
One week’s rent. This is to reserve a property.
Please note: This will be withheld if any relevant person (including any guarantor(s)) withdraws from the tenancy, fails a Right to Rent check, provides materially significant false or misleading information, or fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other deadline for agreement as mutually agreed in writing).
Deposit
Five weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy.
During the tenancy
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from the Rent Due Date until payment is made.
This will only be applied if the rent is more than 14 days overdue.
During the tenancy – if permitted and applicable
Utilities – gas, electricity, water, and sewerage
Communications – telephone and broadband
Installation of cable or satellite
Subscription to cable or satellite supplier
Television licence
Council Tax
Lost Keys or Other Security Devices
Tenants are responsible for the actual cost of replacing any lost key(s) or other security device(s).
If the loss results in a lock change, tenants will be charged for the cost of the locksmith, new lock, and replacement keys for all necessary parties.
If additional time is required, a charge of £15 per hour (including VAT) will apply.
Variation of Contract
£50 (including VAT) per agreed variation.
Covers the cost of obtaining the landlord’s instructions and preparing new legal documents.
Change of Sharer(at tenant’s request and if agreed by landlord)
£50 (including VAT) per replacement tenant, or any higher reasonable costs incurred.
Covers the cost of obtaining landlord’s instructions, referencing the new tenant, conducting Right to Rent checks, updating deposit registration, and preparing new legal documents.
Early Release from Tenancy(at tenant’s request and if agreed by landlord)
If the tenant wishes to leave the contract early, they will be liable for the landlord’s costs in re-letting the property and any rent due until the replacement tenancy starts.
These costs will not exceed the remaining rent due under the current tenancy.
