Worcester Landlord Fees 

Standard Fully-Managed service

Our view is that a management fee is what you pay us to manage your property, not just to do one or two bits of the process and charge you extra for all the rest.

Everything in this service is wrapped up in just three charges:

Letting Fee                                                               £564 inc VAT

Management Fee                                                    14.4% pcm inc VAT

Tenancy renewals                                                   £90 inc VAT

We do not charge separately for tenancy deposit registration, inspections, tax statements, arranging maintenance and repairs, key cutting, admin set-up, check-outs, arranging gas or electricity safety certificates, obtaining more than one contractor quote, annual submissions to HMRC, court attendance, handling tenancy deposit disputes, joint site visits, checking smoke alarms, rent reviews or servicing notices. All of these things are included within our management fee.

Please check when comparing other agent fees that you have added in all the extra charges that they add on. They may appear to have a low monthly fee, but the reality may be that you don’t get the same value for money once you start using the service.

Guaranteed Rent service

If you let your property with us using the Guaranteed Rent service, you do not pay any fees at all. Instead, we pay you an annual agreed rent for your property for 1, 2 or 3 years at a time with a guaranteed rent start date.

Each property is considered individually. After viewing the property, we will establish what your property would rent out for (backed up by recent market lettings) and set out what you could reasonably achieve on a standard fully-managed service assuming things go well. We will then make you a written guaranteed rental offer for a 1, 2 and 3-year contract to compare. No hard sell, our aim is simply to provide you with all the professional information to help you make an informed decision as to which service suits your requirements best.

Referral Fees

We may introduce appropriate insurance services to you in connection with your rental property if you request that we provide you with an insurance quote on your Landlord Instructions Form or at a later date. If you proceed with a quote provided through us (and there is no obligation on you to do so), Northwood may receive a referral commission up to a maximum of 20% and this would be included in the overall premium e.g. if the premium quoted were £250pa, the referral fee to Northwood would be a maximum of £41.67 within that amount.
