Tenant Fees or Costs

All fees include VAT where applicable.

Deposit

When the tenancy starts, you will be asked to pay the deposit*. The value of the deposit will be equal to five weeks rent. This payment must be in cleared funds and paid before the agreed move in date to enable the tenancy to commence. Alternatively, you may purchase a Zero Deposit policy on selected properties.

* A deposit is a sum of money taken to be held as security for the performance of the agreement and can be used against any costs or damages at the end of your tenancy as detailed in your agreement.

Guarantor

If you are a student, are unemployed, on a low income, or have a pet you will need a guarantor. We will need to carry out reference checks on the guarantor.
The guarantor will be asked to read your tenancy agreement and sign a guarantor agreement before the tenancy starts.

Holding Deposit

Once your application is accepted, we will arrange a move in date with you and stop marketing the property.  At this point we ask you to pay a Holding Deposit of one weeks rent that is non-refundable should you decide not to go ahead with the tenancy or if you or your Guarantor provide false information on your applications.  If you go ahead with the tenancy and move in on the agreed date, this charge becomes part of your first months’ rent. The balance of the first month’s rent must be paid to us in cleared funds before the agreed move in date.

Early release from tenancy

If you want to leave the property before the end of the tenancy, the landlord may agree to this, but may ask you to continue to pay the rent and all household bills until the date a new tenant moves in or your tenancy comes to a natural end, whichever is the sooner. You will also be asked to pay reasonable costs in re-letting the property.

Changes to Tenancy Agreements at Tenants' request

If a tenant requests the agreement be changed as a result of a change of tenants a fee will be made.

Renewal Charge

Tenancies are normally renewed every six months. Each time you decide to renew the tenancy for a further fixed term, a charge will be made. This amount is payable in advance, and must be received prior to a new contract being signed.

Late Payment of Rent

We reserve the right to charge a fee for chasing any rents that are received more than three days late from the due date.

N.B. This fee is only payable in respect of tenancies renewed before 31st May 2019.

For tenancies created after 1st June 2019 a late payment charge of 3% over the stated Bank of England rate will be charged for outstanding rent payments over 14 days overdue.

Mortgage/Landlord References

We are normally pleased to provide a reference for the above purpose. To cover our costs in administration we will charge a fee for this service.

Check out

If we are unable to complete the agreed Check Out appointment due to unreasonable delays by you on the day of the appointment, you may be charged to cover our reasonable costs.

N.B. This fee is only payable in respect of tenancies renewed before 31st May 2019.

Please also note that rent is payable until the day you move out of the property and surrender the keys.

Arrangement Fee

If we need to arrange for any work at the end of the tenancy because of damage to the property caused by you, we will charge you an arrangement fee of 10% of the cost of the work.

N.B. This fee is only payable in respect of tenancies renewed before 31st May 2019.

Overpayment of rent

It is your responsibility to cancel your Standing Order at the end of the tenancy. If we need to refund you rent because you have not done this, we will charge you an administration fee.
