Essentially, we can split the services we offer you into two parts. The first of these is Lettings & Property Investment and the second is Estate Agency.
Lettings & Property Investment
Primarily we are known for our lettings services. These range from our Tenant Find Only service to our unique fully managed Guaranteed Rent scheme, where landlords enjoy guaranteed rental income regardless of whether the tenant pays or the property is empty.
But our lettings services for landlords do not just stop there. We are also more than happy to provide advice to prospective landlords about the best type of property investments in the local area. We can advise on what type of rental yield could be achieved and the likely capital growth that can be expected. We also assess potential investment properties that you are considering purchasing through other agents, to give an independent third party opinion – and we don’t charge for this. Best to contact us first, however, before you part with any hard earned cash on surveys etc... !
Occasionally we also have our own landlords looking to sell properties with tenants in-situ. As an investor this can provide you with additional piece of mind as we will already have a track record for the tenants who live there.
We do not compete with the bigger local estate agents who have large numbers of For Sale properties on their books. As with our Guaranteed Rental Income Scheme for landlords, we like to think we have a unique offering with regard to our Estate Agency services.
Here’s how it works.
Instead of taking on large numbers of properties For Sale, we specifically limit the numbers on our books. The reason for this is that we then have the time to provide a higher quality of service for those vendors who sell their properties through us.
Having time for your property sale is never more crucial than after an offer price has been agreed between you and a prospective purchaser. We call this part of the process “sales chasing” and it involves us in discussions with all of the various participants in the sales chain, from yourself to the surveyors, mortgage brokers, solicitors, the purchaser etc.... Of course if there is a chain involved in the sale, these participants can be multiplied a number of times over which, as you can imagine, makes the whole process very complicated indeed !
So, does having fewer properties and more time available to sell them, work ?
Well, this year we have completed or sold subject to contract on just short of 95% of the properties we have marketed. An excellent result, we think you’ll agree.
