The Welsh Government has announced that Rent Smart Wales, the new registration and licencing scheme set up for landlords and letting agents is to launch on the 23 November. It had previously advised that landlords and letting agents would have to start registering from ‘late autumn.’
The law itself means that anyone who owns and rents out private property in Wales will have to register with the central licensing authority via Rent Smart Wales. All managing landlords and agents will also have to obtain a new type of licence and undergo appropriate training to ensure that they are aware of their rights and responsibilities.
What will landlords and letting agents have to do?
> the landlord will have to register both themselves and their properties with Rent Smart Wales
> the landlord or an appointed agent who manages the property, must become licensed and demonstrate they are ‘fit and proper’ to hold a licence. Proof will include having to undertake approved training
> once licenced, landlords and agents must comply with all requirements and keep their information up-to-date
The scheme was bought in by the Welsh Government earlier in the year witht he objective of raising the standards of the private rented sector across the country. As previously highlighted , Northwood are strong supporters of the new laws and appreciate the many benefits of the scheme.
