I had family in Worthing and Brighton so the location was very handy. You have the park nearby great for walks and anyone into sports plus the children's play area. The enclosed rear garden is very secure and safe for the children. There's good schools at North Lancing with shops nearby. Quite honestly people worry about the noise from the road but with the double glazing I couldn't hear a thing.
