Exeter Parent guide to student accommodation 

We realise that moving to a new home or even a new city can be a very daunting experience and for many this will be their first time living away from the comforts of home. We therefore pride ourselves in having the time to deal with everyone as individuals. Below are some helpful points that should put your mind at ease.

Student Properties

Northwood have a specialised student department and we focus on managing high end student properties which can range from 1 bedroom modern apartments through to luxury homes. We have many years experience in managing property in the Exeter and surrounding area and maintain high standards of competence and ensure the upmost professionalism.

Furnished

All our student properties will come furnished. The kitchen will be equipped with a fridge/ freezer, cooker and a washing machine. Please note not all properties will include toasters, kettles and microwaves. Each bedroom will come with a bed, chest of drawers, wardrobe, side table, desk and a chair as a minimum.

Out of Hours Emergency Helpline

Northwood have an out of hours emergency contact in place if ever it is needed.

Application Process

All student tenants will be asked to pay an application fee and complete an application form. Please click here (application process) to see further details of the application process. The property will be reserved. This fee will be non-refundable should they change your mind or withdraw from the application.

They will also be asked to provide details of guarantors who will be contacted by Northwood. The guarantor is responsible for payment of rent should the tenant default as well as costs associated with any damage incurred throughout the tenancy.

Tenancy Agreement

They will be asked to sign the Tenancy Agreement, which will be an Assured Shorthold Tenancy Agreement [AST], an AST is an agreement where all parties are joint and severally liable.

Deposit

A damage deposit of £500 will be collected from each tenant when the tenancy agreement is signed. This will be held under the DPS (Deposit Protection Service). This will be returned under the terms of the DPS once the final check out has taken place.

Keys

A key will be provided to each of the tenants. It will be the responsibility of the lead tenant to pick up all keys. They can be collected from Northwood Exeter during working hours. All keys must be handed back at the end of the tenancy.

Insurance

It is the responsibility of the landlord to make sure he has building and content insurance. It will be the tenant’s responsibility to make sure they have their own content insurance for their own belongs and accidental damage landlord’s contents.

Rent

Full funds will need to be cleared in our account 5 days prior to move in. A standing order will be set up for the rental payments to come out on the rent due dateThere may be occasions where we may ask the tenant to pay quarterly or 6 monthly depending on their situation.

Moving in Pack & Inventory

A moving in pack will be provided to the tenants which will contain useful information about the property and their tenancy. Included will be the inventory and the tenants have seven days to come back to us with any amendments.
