A unique opportunity to live in a very special environment! Ochr, is a large five bedroom detached house situated on Wilderness Farm, a small community tucked away in a river valley just outside Wrexham on the Chester Road. The house looks onto a large pond that in winter can be seen surrounded by open fields and woodland. Badgers, foxes, polecats and as a wildlife sanctuary, there are fallow deer roaming the fields. The natural beauty of the valley and rich communities of animals and plants are mentioned in the Ordinance Survey `Walks of Great Britain` as one of the most beautiful low level walks in the country.
The river supports kingfishers, dippers, mink and otters as well as the more common waterside creatures. It has good fishing, even sea trout and the occasional salmon, but is managed with the objective of maintaining a wide diversity of habitat for wildlife.
A 1420 Mill House dominates Wilderness Farm, around the Mill House has been built a small number of dwellings that include Ochr.
TENANCY
The property is available long term on a renewable assured shorthold tenancy agreement.
ENVIRONMENT
The property is situated within a conservation area. The lakes and river are situated approximately 250 yards from the house. The area around the lawn in front of the house and the area around the lakes and river are well fenced. Access will be given to walk around the lake, the river and surrounding countryside.
ACCESS AND PARKING
A long private drive leads to Wilderness Farm from the approach road. There is adequate parking for a number of cars.
GARDEN (LAND)
At the front of the house the garden is a large area of lawn: the ground is well fenced. Consideration will be given by the landlord to use the land for use by a Pony (or similar animal) to graze.
THE HOUSE `OCHR`
The south facing house is emulsion painted in neutral colours. The property will be let unfurnished: however, consideration will be given to leaving the furniture and kitchen appliances (pictured) in the property. The house is heated from a gas fired central heating system: timber cased double glazed windows are installed.
The ground floor has been designed around a stairwell built to accommodate a bespoke wooden staircase. Off the hall are the lounge and dining room, kitchen and breakfast room, utility room, a double bedroom and bathroom.
KITCHEN

On the first floor, there are four bedrooms that will accommodate double beds and furniture. Two bedrooms have uninterrupted views of the surrounding countryside.
